What are the leasing office hours?
Monday - Friday 8:30am - 5:30pm
Saturday 10:00am - 5:00pm
Sunday closed

Which utilities are the responsibilities of the residents?
Residents of Lake Tivoli Apartment Homes are responsible for electric, cable or satellite television, telephone, and internet. Our electric provider is Kissimmee Utility authority (KUA). The telephone company is Century Link. The cable provider is Brighthouse Networks. Internet is provided by Century Link or Brighthouse.

Is my pet welcome in the apartment?
Yes, cats and dogs are welcome at Lake Tivoli. We do have weight restrictions no pets over 25lbs, all dogs must be over one year old, and there is a limit of 2 pets per apartment. A pet deposit and non-refundable fee are required to have a pet in you apartment home.

If something needs to be repaired in my apartment, how do I report it?
All you need to do is stop by and let us know, contact our office by phone 407-846-8683 or just click on the Work Order link on the right hand of this screen. If there is an after hours emergency please call 407-846-8483 to reach our 24/7 emergency maintenance.

When is my rent payment due? When is it late?
All rent is due on the 1st of the month and late on the 2nd. If the rent in not received before the 2nd of the month a 10% late fee will be assessed. Partial payments will not be accepted.

Where do I pay my rent? What forms of payment do you accept?
We accept money orders, cashier checks, personal checks, e-checks and most major credit cards. We do not accept cash payments. Payments are accepted at the Leasing Office during office hours, or you can drop the payment in the drop box. Credit card and e-check payments can be made at anytime online at www.rentpayment.com or by calling 866-289-5977.

My children live with me in the summer, do I need to notify the office when they arrive?
Yes, All occupants will need to be listed on the lease agreement. Anyone over the age of 18 must fill out an application and a background check will be performed.

Is my security deposit totally refundable?
At the end of your lease your security deposit is returned to you. However, monies will be deducted for any damages or other charges owned on this account. If there any deduction you will receive a certified letter within 15 to 30 days to your forwarding address. If no forwarding address is given it will be sent to your last known address.

How much notice do I need to give if I plan to move at the end of my lease?
A 60-day written notice of intent to vacate is required.
